"And the lastest thing from the landlord at our old place? They apparently 'don't do walkthroughs' when we move out but will 'contact us if there are any problems'. Yeah, cuz I'm going to trust you to be honest and up front about the condition of the apartment and to not try and cheat us out of our security deposit.
Also they said they won't pay us for the oil we're leaving behind in the furnace's tank. But that they 'will have the new tenants pay us for it'. Except that the furnace is still running and still burning oil, so we'd get cheated out of all the oil that gets used until the place is rented. Plus we have to trust said landlord to actually get the money from the (as yet entirely theoretical as they haven't yet even shown the place) new tenants and actually give it to us and not keep it for themselves[1].

So not going to happen on both counts.

At this point I'm not willing to trust them with giving me the acurate time of day, let alone in matters that total over a thousand dollars. Am going to go discuss it in person today after work, as I'm tired of his passive-aggressive communications[2]. Basicly going to tell him that we don't trust the apartment to stay in the condition we left it, what with the water leak in the hallway, and the drunks downstairs who have had the cops called on them (twice), as well as potential new tenants tromping through the apartment we just cleaned. So we want to confirm with them the state of the apartment so there is absolutely no question of its condition and so we can clear up any potential issues before we hand over the keys, so they can't try and charge us for it. And once we have done said inspection that they sign a statemnt that the apartment meets their standards and that we will recieve the full security deposit plus interest.
As for the oil. My only acceptable conditions are a) they pay us for the oil and get said $$ from the new tenants. b)they record the amount of oil in my presence and we agree on an amount that they state in writing will be mailed directly to us within a week of them signing a new lease w/ new tenants.
Because at this point I trust the landlord about as far as I can throw the apartment."




[1] we were supposed ot pay the former tenant for the oil when we moved in two years ago. Landlords had us write a check out to said landlord and give it to them, have no proof if it ever made it to the other tenant.

[2] responded to all our various calls of complaint with mailed letters loaded with lawyerspeak & big words. When we said in our formal 30-days notice letter that any communication needed to be by phone as we might not get mailed letters in time due to the move. They instead had the maintence company[3] call.

[3] said company consists of a couple who work from a cell phone w/ no office. And have no authority over any matters in the apartment and have to get permission from landlords for something as simple as driving a few nails into a warped floorboard in the porch.
